72nd Street Subway Station

The vibrancy of the neighborhood around 72nd Street requires that express trains stop at the 72nd Street Station. A weakness of the station was that even though it was constructed as an express station, no free transfer was possible from uptown to downtown. This was done because space in the control house was at a premium and NY City Transit was concerned about crowd control. The staircases were also quite narrow for an express station.

The subway station control house which occupies its own island at 72nd Street and Broadway on Manhattan’s Upper West Side, is one of only three left in all of New York City. With its buff-colored brick and limestone quoins and stringcourses, this building is a silent reminder of the once glorious past of an underground system of transportation now largely taken for granted. The architectural team of Heins & Lafarge designed control houses such as this, as well as a number of spectacular stations, for the first portion of the subway system built around 1905.

The renovation and new construction, completed in 2003 by CitiStructure, provided a second control house on the north side of 72nd Street, additional stairways from the platforms, and a widened uptown platform at the north end. The widening required cutting into the sidewall of the tunnel and realigning the uptown local track.

The award winning new control house, designed by Gruzen Samton in collaboration with Richard Dattner, utilized the same brick, stone, metal (copper flashing) and glass as that of the existing control house, demanding the finest craftsmanship that only CitiStructure could offer.

Equally as demanding was the historic renovation of the existing landmark control building. Only approved cleaners and materials were permitted to be used for the cleanup of the old structure. The cleaning process was very labor intensive since clay had to be used for the restoration of the brick instead of acetone or sand and grout.

The work-site was tightly constrained, located on two triangle-shaped plots created by Broadway, Amsterdam Avenue and West 72nd Street in an extremely busy and populated neighborhood. The new control house was built and made operational so that the existing control house could be shut down and restored. This aspect of the project was built under a very tight schedule since the new control building could not be substantially started until the underground civil work was essentially complete.







Alpine Townhouses
Alpine, NJ

CitiStructure completed this $4 Million project two months ahead of schedule. The project was involved the construction of 12 new townhouses in Alpine, NJ, one of the wealthiest areas in New Jersey. Each 3-bedroom townhouse is approximately 2,000 sf on two floors. Since this was a new development, extensive clearing and grubbing and septic work was required as well as coordination with Public Service Electric & Gas (PSE&G), Jersey Power & Light (JP&L) and other utilities.







The Badertscher Residence
140 Sullivan St. (at Houston), NY, NY

CitiStructure was retained by Ryan Badertscher to build-out this $4 Million contemporary loft at Sullivan & Houston Streets in Manhattan. The project consisted of a reconfiguration of the 2,500sf residence that includes two bedrooms, an oversized living room and dining room, a large study and a modern kitchen. Extensive electrical, HVAC, plumbing and finish work was required due to the reconfiguration of the space.


Bank of America
988 Third Ave. (at 86th St.), NY, NY

CitiStructure was retained to build-out the Bank of America branch at Third Avenue and 86th Street in Manhattan. The project involved extensive HVAC and mechanical system upgrades. Major equipment replacement was accomplished during regular banking operations. All chases were rerun thus requiring demolition of most walls and partitions within the branch. Much of this work had to be done during evenings and weekends and had to be staged and timed to place the bank back in operation for the next business day.







Bethel Gospel Tabernacle
Jamaica, NY

CitiStructure was retained by the Bethel Gospel Tabernacle to construct their new Administration and Multi-Purpose Facility in Jamaica, Queens. The project, now under construction, is scheduled to be completed by 2008.

This project is the centerpiece for this area revitalization effort. The building will stand out as a beacon for development of this rapidly improving neighborhood. The facility includes offices, various multi-purpose rooms, and a kitchen for use by staff and volunteers that provide service to the church. The building is a 5-story, 15,000 sf steel structure with glass curtain-wall.

One of the major challenges during construction was the extensive de-watering due to the below grade construction and high water table in the Jamaica area.

Steel Reaching for the Heavens….


Blair Perrone Steakhouse
885 Second Ave. (47th St.), NY, NY

CitiStructure was retained by Blair Perrone to build-out this magnificent restaurant. The dining experience here is about more than going out to have a steak. The space is sprawling — it takes as long to walk here from Grand Central as it does from one end to the other of the block-long restaurant. With 24 foot floor-to-ceiling windows that offer a panoramic view of Second Avenue, Blair Perrone offers a classic wooden bar and a private tasting room. The lower floor handles all large parties and catered events.

The project was done as a design-build. CitiStructure re-planned the space by removing the main bar on the lower floor and built a new cherry wood bar with a piano finish on the main restaurant floor. The main bar, stocked with more than 30 single malt scotches, was handcrafted by CitiStructure in their own millwork shop and has some extraordinary detail.

The build-out also required major HVAC and electrical work throughout the restaurant. As with the main bar, all the woodwork throughout the entire restaurant, including the rich wood paneling, was handcrafted in extraordinary detail by CitiStructure.

BLVD/CRASH MANSION
199 B’way (at Spring St.), NY, NY

Bringing new meaning to a one-stop destination, BLVD & CRASH MANSION, located at 199 Bowery adjacent to the termination of Spring Street, features a world-class restaurant, cafe, nightclub, event space, live music venue and recording studio, all within one 18,000 square foot complex. Noted for its stunning high-tech computer controlled creative lighting and state-of-the-art sound installations that bring both warmth and excitement to the spaces inside, each area of BLVD has a unique personality and is designed to operate as an independent entity, allowing for simultaneous live music downstairs and a corporate function upstairs. BLVD was built by CitiStructure to support the best in dining, events and entertainment.

The main area of BLVD, which holds up to 1,000 guests, provides a comfortable and spacious lounge and ultra-premium, arched 45-foot glazed-oak bar with tile and mirrored back all crafted by CitiStructure in their own millwork shop. The nightclub boasts over 10,000 watts of state-of-the art sound and exotic lighting, and is equipped with a technologically advanced DJ booth and over 1,500 sf of dance floor space.

With the capacity to handle parties up to 500, BLVD’s private rooms in the rear of the venue are designed with opulence and soft glowing circular ceiling treatments. The VIP Room is replete with full bar and overhead circular ceiling treatments that provide a soft glow to the lush curved booths surrounding the room. It features an inset plush stage at one end, a dedicated staff and bar, restroom, DJ Booth and private entrance. An airy, sun-bathed room facing Bowery provides seating for the cafe during the day and access to the restaurant and club after sundown.

CRASH MANSION, the live music and private party venue underneath BLVD, also boasts a state-of-the-art sound system and recording studio. Warm lighting and exposed stonework walls bring an intimate feel to this large venue. Accommodating up to 350 people, CRASH MANSION has already made a name for itself among local and seasoned musicians since its opening night with Norah Jones in December 2003 and other great performers such as Joss Stone.

CitiStructure was proactive, able to solve problems expeditiously and was instrumental in completing this very difficult project on schedule and budget.

The Clinic Photography Studio
520 W. 20th St. (10th Ave.), NY, NY

CitiStructure was retained to build-out this hi-tech photography studio and processing lab on West 20th Street. The 3,000 sf project was built while the studio continued to operate, entailing work on nights and weekends. The entire space was reconfigured to maximize of every square foot. The project required extensive electrical work, installation of new flooring, detailed carpentry and woodwork, and installation of new lighting.

The project was built on-time despite a tight schedule and operational constraints.


CNN Studios
2004 Republican National Convention

CitiStructure was retained by Cable News Network (CNN) to build their temporary studios to cover the 2004 Republican National Convention held at Madison Square Garden in New York.

Time was the biggest challenge on this project as the Garden is virtually in continuous use throughout the entire year. The CNN studios, including a green room, were shoe-horned into three sky boxes at the Garden in only two weeks time. The project involved extensive electrical and communications work so that CNN’s hi-tech communication equipment could be installed. Once the convention was over, CitiStructure had only one week to tear down all the work and return it back to its previous configuration.










Jacobs Engineering Offices
260 Madison Ave., NY, NY

CitiStructure was retained by Jacobs Facilities (a subsidiary of Jacobs Engineering Group) to build-out their New York offices at 260 Madison Avenue.

The project entailed a reconfiguration of the entire 15,000sf office as well as the construction of a new entrance lobby. The lobby was treated with special lighting and millwork done in CitiStructure’s own shops. The project had to be built with minimal disruption to existing office operations.

Metropolitan Life Offices
New York & New Jersey

CitiStructure is one of only six firms approved by MetLife to provide services on its construction projects. Typical projects include office build-outs of several thousand square feet involving HVAC, electrical, carpentry and sheet rocking.

Recent projects included work at their facilities located at 200 Park Avenue in Manhattan, Long Island City in Queens, and Morristown, NJ.







NoLita Place Apartments
199 Broadway (at Spring St.), NY, NY

CitiStructure was retained to take over the construction of this 14-story building from the original contractor. The building, which is between Rivington and Delancey Streets, was designed by H. Thomas O’Hara who is also the architect for the condominium conversion project.

The reinforced concrete, red-brick building is distinguished by a vertical light-colored faacade element near its north end that culminates in a small top floor. The building has 65 studio, 1- and 2-bedroom apartments. Its retail spaces are occupied by BLVD, a large and very handsome restaurant and nightclub that also includes CRASH MANSION, both built by CitiStructure. The building has a 24-hour attended lobby, a large landscaped roof garden, discrete air-conditioners and individual storage units. Many of the apartments have windowed kitchens and corner living rooms. The building has a setback tower on a one-story base that extends to the building line. It has a large angled lobby and the tower is also setback on its north facade.







PostNet Stores
New York & New Jersey

PostNet is the fastest growing, largest privately-held company in both the postal and business services, and copy and print shop industries with more than 1,100 PostNet Stores operating throughout the world.

CitiStructure routinely manages the construction of their retail stores through the New York Metropolitan area. Recent facilities built by CitiStructure include 200 West 39th Street in Manhattan, 800 Sixth Avenue in Manhattan, and 304 Grove Street in Jersey City, NJ.

Typical build-outs include routine electrical, HVAC and carpentry work. PostNet supplies all the basic equipment to be assembled and installed by CitiStructure in the store.







Room Service
35 East 21st Street, NY, NY

Room Service was is one of the newest and most unique lounges in Manhattan built-out by CitiStructure. The space is built around a hotel-theme restaurant/club in the art deco-style. Room Service has nine intimate dining rooms with each room accommodating up to ten people. Each room features a fully stocked mini-bar and closets for your belongings. The rooms are staffed by a butler or a bartender and the kitchen offers either a Brazilian or Thai menu. However with a 24-hour notice, a customer can have anything they request.

The project, built-out by CitiStructure in less than two months, was a renovation of the former Rock Candy. The project involved a new bar and all new finish work to accommodate the art deco-style theme, with the millwork being done by CitiStructure in their own shops; new rest rooms; electrical upgrades; and a new lighting system to properly show off the new theme of the lounge.

The Sally Koslow Residence
924 West End Avenue, NY, NY

CitiStructure was retained by best selling author Sally Koslow to rebuild this 2,000sf, turn of the century apartment building at 924 West End Avenue (at 105th Street) in Manhattan.

The project was essentially a complete gut and rebuild of this 2-bedroom, 2-bath apartment with a large living room and dining room, quaint study, over-sized foyer and modern kitchen. One of the most important features of the project was the effort placed on maintaining the beautiful late 19th century architecture of the apartment. This can be seen especially in the millwork produced in CitiStructure’s own shops to match existing molding, wainscoting and wood panels.







SkyClub Fitness & Spa
Hoboken, NJ

CitiStructure was retained by SkyClub Fitness & Spa to build this 26,000sf facility over a 7-story parking structure. SkyClub Fitness & Spa is the premier fitness center and spa setting the new standard for facilities of its type. This state-of-the-art

facility features a wide selection of the latest resistance training and cardiovascular equipment, qualified personal trainers, comprehensive group exercise classes, and many additional amenities to make working out enjoyable. Special features of the project include:

US Secret Service Offices
Brooklyn, NY

CitiStructure was retained by the US General Services Administration to build out this 60,000sf facility in Brooklyn, NY for the United States Secret Service. CitiStructure did complete interior demolition and high-end interior construction. Special features of the project included:

  • the latest security technology including high-tech entry systems
  • bullet proofing and mesh in all drywall
  • secure interrogation rooms
  • a state-of-the-art command and communications center
  • a modern gymnasium and locker room
  • forensic laboratories
  • kitchen and lunch room

The security for the Secret Services offices is state-of-the-art and the same as used on nuclear submarines. CitiStructure was required to install hi-tech data and communications systems and special electrical work including dedicated lines and outlets to support the security systems.






Control Center


US DEA Crime Lab & Garage
111 Eighth Ave., NY, NY

CitiStructure was retained by Taconic Properties to build-out this facility at Eighth Avenue and 22nd Street in New York for the US Drug Enforcement Agency (DEA). The laboratories and garage, which also contained office and ancillary support areas, are essential to DEA operations. Special electrical and communications work was required for the sophisticated, high-tech laboratory equipment. The garage was equipped with special lifts to investigate impounded vehicles.







Internal Revenue Service Offices
33 Maiden Lane, NY, NY

CitiStructure was retained to build out this 40,000sf office on two floors of 33 Maiden Lane in lower Manhattan for the Office of the General Counsel of the Internal Revenue Service. Working with the Architectural/Engineering firm of Jacobs, CitiStructure did complete interior demolition and high-end interior construction. Special features of the project included:

  • High-density file rooms
  • State-of-the-art security systems
  • Sophisticated data and communications systems

The entire space was configured to maximize every square foot and consisted of extensive electrical work, carpentry and woodwork, installation of new flooring and lighting.







Wachovia Bank
New York and New Jersey

CitiStructure was retained by Wachovia to renovate the branches in Briar Cliff, NY, South Orange and Cranford, NJ. Work at the three branches generally consisted of:
